A VA loan in McKinney TX can let an eligible veteran buy a primary home with no down payment and no monthly mortgage insurance. That does not mean the purchase is free. There is still a VA funding fee to plan for, plus the normal closing costs that come with any home loan. Knowing what each one is, and who can pay it, makes the numbers much easier to plan.

What the VA funding fee is

The funding fee is a one-time charge paid to the VA. It helps keep the home loan program running for future veterans. The amount depends on things like whether this is your first use of the benefit and how much you put down. Your loan officer can show the exact figure for your situation on the loan estimate.

You may not have to pay it at all

Some borrowers are exempt from the funding fee. The most common exemption is for veterans who receive VA compensation for a service-connected disability. Certain surviving spouses and some other groups can also be exempt. Your certificate of eligibility will usually show whether the fee applies, so it is worth pulling that document early.

Paying it upfront or rolling it in

If the fee does apply, most buyers can choose to add it to the loan amount instead of paying it in cash at closing. That keeps more money in your pocket on closing day but slightly raises the loan balance and monthly payment. It is a tradeoff worth looking at both ways before you decide.

The other closing costs

Separate from the funding fee, VA buyers still have typical closing costs. These can include the appraisal, title and escrow charges, recording fees, and prepaid items such as homeowners insurance and property taxes held in escrow. In Collin County, property taxes and HOA dues can vary quite a bit by neighborhood, which affects how much is collected upfront.

Who else can cover some of the costs

VA rules allow the seller to pay some of a buyer’s closing costs, and in a negotiation that can make a real difference. On new construction, builders sometimes offer closing cost help as well. Ask for any incentive in writing and have your loan officer confirm it fits within VA guidelines before you count on it.

Plan your numbers before you shop

The best time to sort all of this out is before you tour homes. A pre-approval that includes an estimate of the funding fee, closing costs, and your full monthly payment gives you a clear picture of what you will need, and what you can ask the seller to contribute.
