McKinney investors often get declined on a personal-income overlay because the tax return does not support another payment. A DSCR loan looks at whether the rent covers the proposed payment. Nate Carver at ProLendingMortgage originates that structure when the lease, the property, and the reserves actually support it.

It is not a slogan and it is not a shortcut around credit or combined loan-to-value. The coverage ratio is the first number on the page.

What DSCR is measuring

Debt-service coverage compares the monthly rent to the monthly housing payment, including taxes, insurance, and HOA dues. Different overlays want different ratios. A vacant property may use market rent. A leased property uses the lease. Short-term rental income is a different conversation and often a different overlay. If the coverage is thin, the file should stop there instead of stretching the ratio with a hopeful rent increase.

Reserves, credit, and the number of financed properties still matter. A strong DSCR on a property with deferred maintenance or an insurance problem is still a slow file in Collin County. New construction as a rental adds a second delay: the lock, the certificate of occupancy, and the first lease. If you cannot carry the payment vacant, that belongs in the first conversation. Grayson County and McKinney proper also price insurance differently. The coverage ratio should use the actual quote, not last year’s premium on a different house.

How this compares with a full-doc investment loan

If your personal return and W-2s support the payment, a conventional investment overlay can be cheaper. DSCR is the tool when the return cannot support another note and the property can. Jumping to DSCR because it sounds flexible, then discovering the rate and the reserve requirement are worse than documenting income, is a first-call mistake.

VA is not the tool for a pure investment purchase. FHA has occupancy rules. Those lanes stay on the table for a primary residence in McKinney. This article is about rental property.

Portfolio lenders and shorter-term investor products exist too. They price differently and they still want a story on the exit: hold, refinance, or sell. If the plan is to cash-out later and pull equity into the next McKinney duplex, seasoning on the first DSCR note matters. Buying four houses in 12 months also changes the overlay. Bring the count honestly.

What to bring

The lease or a rent schedule, the current insurance quote if you have it, HOA dues, and a target payment. If you already own rentals, bring the count and the addresses. If the unit is vacant, say that. If you are buying new construction as a rental, the builder contract and the projected rent belong in the same folder.

Call (972) 832-5761 or visit natecarver.com to see whether the coverage is even close. If you already have a purchase contract, bring it. If you are still shopping McKinney, Celina, or a Grayson County rental, bring the address and the rent you think it will fetch. Guessing high does not help the ratio.
